One Live Tour Link Per Listing: A Brokerage Playbook

Standardize one Immersivi cinematic tour link per listing across agents, ISAs, social, and seller updates—with shared build and QA conventions.

One live cinematic page—same URL for the whole listing team.

When a brokerage or agent team markets a listing, the cinematic tour should not be five different files in five inboxes. Standardize on one live Immersivi tour link per listing—shared by listing agents, ISAs and assistants, social calendars, seller updates, and inquiry replies—so every channel points to the same experience.

Immersivi turns still photos into a multi-scene cinematic film with an optional original soundtrack, then publishes a live page at your project URL (your-slug.immersivi.app). That fits teams that share a library and monthly usage and agents building cinematic listing experiences—not a first-week how-to for a solo launch.

Why one link beats one-off attachments

Scattered MP4s, Drive folders, and “latest cut” threads create version drift. Buyers open different files; sellers see a different cut than the ISA sent; social posts a reel that never matches the listing packet. One published Immersivi URL is the source of truth: keep that one project current, and every channel that already saved the link keeps pointing to the same page.

This is different from how to create a real estate video from listing photos (build the first project) and from how to create a shareable project website from photos (why a live page beats a file). Here the job is office-wide consistency—who builds, who QA’s, and who is allowed to paste the URL.

One listing. One live cinematic URL. Everyone shares that link.

Team building blocks the playbook assumes

Use Immersivi Teams so the roster works from a shared organization library and a shared generation wallet—members generate with Professional-class tools without buying a personal Professional seat for each person. Team plans include branding, watermarks, and a live page on finished experiences, plus optional original soundtracks you can reuse across projects. Personal plan wallets stay separate; team spend comes from the organization wallet. Seats count when someone accepts an invite; projects stay on the org library if a member leaves.

From Export, copy an MLS link for an unbranded watch page most MLS boards accept, a standard watch link for portals, email, and social, or the branded live page at your-project.immersivi.app. Download MP4 when a channel needs a file upload—then still treat the live URL as the canonical share.

Point people to current Immersivi Teams details for plans; do not hard-code seat counts or prices into your internal memo.

Build and QA conventions that keep quality even

Write these into the team wiki (or a one-page checklist) so every listing follows the same bar:

  1. Owner — Name one builder per listing (listing agent or designated media lead). Others request edits; they do not fork a second project.
  2. Stills — 8–20 photos in visit order; drop duplicates, dark frames, and clutter close-ups. Sequence curb → entry → living → kitchen → primary → outdoor unless the property story demands another lead.
  3. Motion and sound — Preview on a phone with sound on. Use one soundtrack mood per listing; reuse a team track when it already fits.
  4. Slug and branding — Agree on a naming pattern (address or MLS id) and brokerage branding before publish.
  5. QA gate — Second person (ISA or partner) opens the live page on mobile, checks scene order, audio, and CTA accuracy before the URL goes wide.
  6. Channel pack — Document where the link lives: CRM note, seller weekly, social bio/Stories, inquiry reply template, open-house follow-up, out-of-town buyer packet.

After that gate, ISAs paste the same URL into inquiry replies; social uses the same link instead of a one-off cut; seller updates open the live page so the owner sees what buyers see. Pair it with accurate listing facts—Immersivi does not replace those. For lifecycle plays that still use that single URL, see open house follow-up with a cinematic tour link and share a cinematic tour link with out-of-town buyers.

Roles without inventing permission matrices

Keep roles practical, not product fiction:

  • Listing agent / media lead — Builds and owns the Immersivi project in the org library
  • ISA / assistant — Shares the approved live URL; does not publish a competing project
  • Team lead / broker — Audits that active listings have one recorded cinematic URL and that QA passed
  • Photographer partner (optional) — Delivers stills that meet the stills convention; cinematic build stays in Immersivi

Coordinate with brokerage and MLS rules on branded vs unbranded watch links in public remarks.

What this playbook is not

Immersivi is not a Matterport-style or dollhouse measured 3D replacement. Use measured tools when layout precision is the job; use Immersivi for guided cinematic feel from real stills. Do not pitch the office workflow as an “AI real estate video generator”—own the multi-scene project plus the live page the whole team reuses.

Skip the standardized link only when key rooms were never photographed, condition changed since the shoot, or the segment expects live-action film or drone as the primary asset.

Keep the claims honest

Immersivi creates multi-scene cinematic experiences from real photos, with an optional soundtrack, and a live site at your project URL. Team plans add a shared library, shared monthly usage, branding, and export options for MLS and social—not a promise that one link alone will fix price or condition.

Standardize the build, pass QA once, then put one live cinematic tour link everywhere the listing is discussed—so the brokerage speaks with one experience, not five versions.
